The listing agent will often let us know privately about the listing and if we have a well qualified client in that price range, the listing agent will make arrangements for us to show the home to that particular client or invite us to submit an offer that is subject to inspection of the home.
For example, if the owner of the home is a prominent Chief Executive Officer of a large corporation, or a prominent Attorney, he or she may have some very good reasons why he or she does not want it known to the general public and the press that his or her home is for sale. The listing agent will honor that request and keep the home off the Multiple Listing Service, and sell it privately. This is true for many of the homes of the size that you are talking about.

Some of us agent subscribe to an internal network exchange where we can privately search for matches for our sellers and buyers without revealing their names or address. When a match is made the agent each receive an email. Think of it like e-harmony of real estate :-)
There are a couple of homes listed on MLS that are less than 10K sqft. One there usually are not many larger homes on the market, two most of those are exclusive listings and not on MLS. A large company like Coldwell Banker will advertise such homes to all their offices and thus agents would have access to this information.
Before exploring further, it is important to find out your price point. Are you looking for a large home in Gilroy or Morgan Hill, or a mansion in Saratoga is more suitable for you. Please provide further information.
Doesn't seem to make sense, does it? After all, one would easily see homes this large in Saratoga, Los Gatos, Palo Alto, Los Altos Hills, San Mateo, Belmont...but San Jose??
Actually, there are quite a few homes throughout the bay area (including the East Bay) where the homes are very large--in excess of 10,000 square feet. If you're looking for these homes in San Jose, the most likely locations will be in the hills. Many larger homes boast, not only a custom interior design, but expansive property and excellent hillside vantage points. There are large homes near the Country Club in San Jose, in sections going south toward Morgan Hill, behind Milpitas in the hills, and along the hills of San Jose way back past Alum Rock park.
If you're looking for a great home (even if it is not 10,000 square feet and multi-millions of dollars in price), you can make a quick search of the Santa Clara County MLS by logging on to http://www.mlslistings.com. If you are not working with an agent and would like some help, please feel free to give me a call. Remember, our company provides extremely generous buyer rebates on commissions--a nice thing to help pay for moving and repair expenses.
