is the north beach st area in Ormond Beach in a higher tax bracket than other areas in OB and which areas in OB have HOAs? Thanks

When will you be in town since I would be happy to show you around and bring you to some HOA's to see how the rules differ some allow street parking and others do not. Some allow trucks in driveways with signs on them and others do not. The rules should be read BEFORE you shop that subdivision.

Depending on where you are moving from to see how it relates in pricing and how they run the HOA's here.

Your property taxes are based upon the County and city upon which you live combined with the assessed value of your particular property. Beach Street properties with riparian rights or waterfront access will be assessed higher than non-waterfront property. The County property appraiser will re-assess your property after you purchase it. The newly assessed value will be based upon your purchase price and surrounding comparable recent sales. IF you qualify for the Save Our Homes, homestead deduction, $50,000 of taxable value will be deducted from your overall assessed value and you will be taxed on the lower amount. You can check the millage rate for any particular property by looking on the Voluisa County Property Appraisers website at the top right hand corner. Search by address. Once you find the subject property, multply the millage rate as a %age x the assessed value at the very bottom of the subject page.

Same taxes, HOA's are a good thing, keeps values up. You know your neighbors are going to maintain their property. Do you live in Florida now?

no not a higher tax bracket and Breakaway trails, trails, north forty , south forty, hunters ridge are just some that have hoa`s.
