I would echo Glenda's comments about some of the recent scams. A property management company could help you as well. If you want to rent it yourself, post some free ads on CraigsList.org. At least that will give you an idea of what the demand is for your home, based on the number of inquiries you receive. April, May, and June are usually peak times for finding tenants.

Without actually seeing the home, I can only provide you with a range of the rental value. Based on recent rentals in that neighborhood, you're probably looking at a monthly rent of between $1,500 and $1,750 unfurnished. The furnished value can vary widely depending on the amount and type of furnishings - I would estimate an additional $200 to $500 per month. While the renovations you've done might cause a potential tenant to choose your property over a similar property without the upgrades, they don't really add to the rental value in and of themselves. You should also be aware that the market for furnished rentals isn't really that great ... most people already have their own furniture. My advice would be to list it as unfurnished and use the remarks to note that the property is also available furnished at $XXX.
If you're going to try and rent this property without using a professional real estate agent, there are several potential pitfalls (and numerous scams) of which you should be aware. If you need more information, please let me know. Wed Apr 30 2008, 14:19 Web Reference: http://www.GlendaCherry.com

Hi Peter,
What subdivision is your townhome in? Is it an interior unit, or an end unit? What's the square footage? Can you provide details on what improvements you've made? I know you said that it's been renovated, but it would be helpful if you can say exactly what you've done to the home. Wed Apr 30 2008, 10:44 Web Reference: http://www.MovingToNova.com
