for those agents who still take "floortime", do you consider it useful, a crapshoot, or a waste of time?

Lol. Crapshoot. (Although I still do it a few times a week when I am hanging around the office anyway...you never know what can happen)

Clarification - it's not like when you do floor time you sit that 24x7, it's a block of time you sign up for.

Some are absolutely against it, some think it's only for new agents, and some will do it whenever. Most only sign up for a few blocks of time a month.

Just like what I do in general - I don't volunteer at school just to generate business and leads, I volunteer because there is a need and because I like to do it. If leads come from that, it's great; if not, I still get benefit out of the activity I do.

That's how I look at floor time.

I work for a company that believe the agent that obtained the listing gets the leads from their listings so we do not have floor time. The calls or click throughs from the company website get routed directly to the person who listed the property...this has brought me a lot more business throughout the years. I started my career at a floor time company. I picked up one buyer and one listing in 18 months. I used the time to prospect FSBO and Expireds.

If you have floor time in your office and you can accomplish paperwork or prospecting during that period then go for it. I would not just sit there until the phone rings... get other things done during the time period so it is not a waste of time if you do not get a buyer or a seller. Personally prefer to spend my time on lead generation that I know will always be a benefit and can bring me the most leads in the fewest amount of time.

I do think that floor duty and open houses can be a great start for new agents.

I will probably do floor time forever if it's up to me.

I am a full time realtor and I am either at my office or out on appointments. If i am in the office, why not do floortime? We need agents to take care of walk in clients and/or prospects who need information on our listings and I need to handle a lot of affairs whether it's current transactions, marketing, researching, update my website, etc. It kills two birds with one stone for me.

My answer is "yes" to all the above: yes it's useful, yes it's a crapshoot and yes, it definitely can be a waste of time! I have spent many floor time hours getting caught up on paperwork and such, with no calls the entire time. I have also gotten leads that did not pan out. But I have also sold over $2 million in property directly from floor calls. So yes, I continue to take floor time.

Elvis,
My vote is yes! Over the last year I have obtained one buyer and one listing for Jan thru Nov. (2 is better than none ). But ... in the last 3 weeks, I have picked up 2 buyers that I am currently working with and one that I am in contact with but won't be ready until March. Interestingly enough, they all came within the last 15 minutes of the day ( happened to be Sundays) as I was getting ready to close the office. I also know of 4 or 5 others that came in this month from floortime. Personally, I use the time to get a lot of my marketing put together and planned, if I get a "hot call" that is just gravy. It is up to the individual to make the time worth it.

Something works and Nothing doesn't!

I sold a $300k Condo off a call when I was on floor about a month ago! When I do floor, I get other work done while I am in the office, so it's never a waste of time!

Had a call last week to list a property. Had a call yesterday from a renter looking to buy. Floortime works for me. In our office it is voluntary and no one will say anything if you don't sign up for it. If no one signs up, whoever answers the phone get the call.
