Where's the most enjoyable place to live in Westchester county within 25 min. by Metro North of Grand Central?

Along with commute time, I'm looking for that perfect merge point between lower taxes and the most house (value) for money in an area that has safety, convenience, green space and tranquility around it. If it exists, where is it in Westchester? I'm not too concerned about a great school district, but that would be nice to have - however, not at the expense of $18K per year in taxes. Not too much to ask, right?

Hi, I love your screen name! The traveling time you are looking for is going to narrow down your choices greatly. White Plains has an express train will get you to Grand Central in 27 mins, otherwise you will be looking in areas like Eastchester, Tuckahoe, Bronxville, New Rochelle, parts of Larchmont, Yonkers, Mount Vernon, and Pelham. As for green space I will tell you up front that you get more land further north then you do in the southern part of the county. There are some areas in the above mentioned towns that you can get a decent sized lot and acreage but not as many as Mount Kisco, Bedford, Chappaqua, Pound Ridge, Yorktown, Cortlandt Manor, Croton,etc. Eastchester, Tuckahoe, Bronxville, Mount Vernon, and Pelham tend to all have homes closer together. You can also get decent yards and acreage in some of the White Plains neighborhoods. Some of the homes abutt a country club or golf club. I have a good idea of what you are looking for based on your use of the word "tranqulity", I myself enjoy the same and can tell you further north is where you will find it. What you will need to decide is what of your criteria is absolutely most important to you and what you can compromise on. If you really long for peace and tranqulity then it might be worth a few more mins on the train. most of the above are also walkable towns with shopping areas and easy access to other amneities. As for taxes they can be hit or miss in alot of these towns since homes are tax based on assessed market value. Safety is an issue that Realtors are not allowed to comment on due to license laws. However i can provide you with resources, go to http://www.HomeFair.com for crime stats, demographics, schools, etc.

The remainder of your search criteria will ultimately decide what your options will be.

There are many listings in Westchester that would fit your criteria. Even if you chose an area north of White Plains. Many commuters still choose to drive from central-northern Westchester down to the North White Plains train station (on the Harlem line) for the convenience of parking and commuter rail time.
