The Eugene area is fragmented, like any real estate market, and ultimately your decision for a specific neighborhood may consider priority to travel to work, schools, shopping, public parks. The southeast & west hills are especially popular (zip code 97403, 97405, and eastern fringe of 97402). The Willamette street corridor bisects Eugene into east & west neighborhoods. Values (& prices) increase to the east near the University of Oregon, and north toward the Ferry Street Bridge neighborhood. Commercial activity within walking distance of residential districts are largely 6th & 7th Streets, and Coburg Road. I can help your specific Eugene search having lived here for 20 years and appraising/brokering over that period of time.
Look at a site called http://www.walkscore.com to see the amenities in different neighborhoods like restaurants, parks, etc. The best zipcodes are 97405 and 97403 some of 97401 is ok if it is close in. You can also try http://www.zillow.com and post a thread there. You can get specific Eugene info from Eugene people. Good luck.
