Craig's list is a good idea as a resource. Are you asking as an investor that wants to rent out property or as a renter? There are various links I can send you depending on your answer. As there are more homes now on the market, many sellers are prepared to offer a lease purchase agreement where you could rent to buy. As this becomes more popular, the awareness is growing. Also, more sellers are prepared to offer their homes that are currently listed for sale as rentals. As the rental inventory grows prices tend to go down on rent - simple supply and demand. I have some friends there that get a lot for their money. I would say that you are right on target. Try craigs list for great deals too. Remember that the winter is the worst time for landlords to rent, so negotiate a good deal.
