Remember, a Realtor's services are free to you, so when purchasing the most important and most expensive purchase of your life, whether it is an older home or one to be built, don't forget to take your Realtor with you! You might want to interview a few Realtors over the phone or in person to find one who will be a perfect fit for you!
A good Realtor will find you a lender, help you get qualified to purchase a home; help you understand, and know what your payment will be before you even start looking at homes; understand your needs while showing patience and compassion; will be educated on the areas you are interested in and the inventory available; will be able to give you comparable home prices in that area to help you with your offer so that you are not bidding too high or too low; will negotiate the offer for you so you can get the best price the market will allow; represent and protect you; and give you very valuable advice throughout the entire home buying process. Your personal Realtor can show you ANY home; ANY new home, ANY preexisting home, or ANY "for sale by owner" homes in their area! So a very important rule of thumb, when going to look at ANY home, remember to take your Realtor with you! The Realtor on the sign represents the seller, not you, and the sales agent for the new home subdivisions represent the builder, not you.
When there is a contract involved, and YOUR money being negotiated, please make sure you have a Realtor, or an attorney, who will represent you, and ONLY you! They will help you understand the contract, help you understand what you CAN ask for from the seller, what you ARE asking for, what you are going to get, the amount you will be spending, what your payment will be, what amount you will be responsible for at the closing table, what the seller will be paying for, what an option period is, and keeping up with all of the very important dates and deadlines in the contract so that you do not lose your earnest money during the process, or any other important contractual items that will all need to be in writing before you sign!
So, my best advice to you is to find a Realtor you like, and one that will not only answer THIS question, but all of your home buying questions, and help you with the most important, and most expensive purchase of your life!
