Candee:
Although the sale price is running within a few percentage points of the listing price (95-96% of list price) that can be a little misleading. Current list prices may have already been reduced from the original list price of a property (example: Home was originally listed for $200,000 but has had two price reductions in the past 3 months and is currently listed at $180,000. If it sold for $175,000, that would be about 98% of the current list price but would only be 88% of the original list price).
There are other factors that also influence the sale price ration to list price like seller concessions, financing incentives, etc.

Candee, typically the LP vs. SP ratio in Longmont is within 96% range right now, although it can vary considerably depending on which part of town. Some areas are faring much better than others and may be as high as 98%+ or as low as 92%. Please call or e-mail me if you would like to get more specific.
In our area in Florida our Realtor Association compiles detailed monthly statistics on # of homes for sale in the area, break down of 1 to 5 bedroom units, condos, single family homes, # of homes sold each month in each criteria, sales price, price per square foot, market time, sales price as a percentage of list vprice, etc. The information is terrific for us to analyze to see exactly what is happening in our area.
In addition our computer Multiple Listing Service provides that information. It can be broken down into specific areas or neighborhoods to give you an average.
You may want to check with a local REALTOR or the local Board of Realtors in your area and find out what kind of tools they have available..
Good luck!
Hi Candee,
The list price vs. sales price question is different for each transaction. A savvy Realtor will be able to negotiate the best deal for you on each individual property that you decide to bid on. Are you working with a buyer's agent yet? I'd be happy to put you in touch with a great one. The best part about a buyer's agent is that the seller pays their commission.
Send me your contact inforamtion and I'll put you in touch with a great Realtor.
Are you pre-approved for your purcahse? I'm happy to pre-approve you free of charge so you know the price range you can afford and to find out what you can qualify for.
Good luck with your search,
