East Manhattan Beach has more large lots then those in other areas of the city. In the Mira Costa neighborhood just south of Manhattan Beach Blvd almost all the lots are 50x150. North of the Boulevard in Manhattan Heights there are both 50x150 lots west of Redondo Ave. and 50x100 lots east of Redondo Ave. in Liberty Village. East Manhattan Beach is basically divided into three sections -- north of Marine, Manhattan Village, a planned gated community, where most homes are town homes but the few "estate homes" which are single family homes are generally on lots of about 5000 square feet.

Between Marine and Manhattan Beach Blvd, east of Redondo Avenue you have the Liberty Village area, with lot sizes usually 50 x 100, and west of Redondo Avenue is the Manhattan Heights area, with varying lot sizes, but most either 50 x 140 or 50 x 150. Finally, in the "Mira Costa" section (named for the nearby high school), the lot sizes range from 50 x 125 to 50 x 150, with some very large lots of over 10,000 square feet.

Streets in east Manhattan also tend to be wider than in the Tree Section or Sand Section, except for 8th street near the water tower, which is quite narrow.
