As others have told you there are lots of variables. There are 3/2 pool homes listed in the 80k and 90k range and others in the 200's.
Consider square footage, type of construction, type of roof, age of home, city utilities, condition of the home, regular sale vs short sale or foreclosure etc...the list goes on and on.

Since this time last year, the inventory of homes for sale has decreased by 22.0% and the median price has increased by 9.4% (this would include your search of 3 bedroom, 2 bath, and pool).
The standard residential lot size in Cape Coral is 80Ã—120. You won't find much lower than this with a home on it.
