What is the average price for a 3 br 2 b house with a pool in a good neighborhood? Lot size dose not matter. The less to mow the better. LOL

Hi Sherry,

As others have told you there are lots of variables. There are 3/2 pool homes listed in the 80k and 90k range and others in the 200's.

Consider square footage, type of construction, type of roof, age of home, city utilities, condition of the home, regular sale vs short sale or foreclosure etc...the list goes on and on.

I just pulled up 10 pool homes in the SE and SW sections of Cape Coral that ranged in price from 119K - 129K. These homes very in degree of their age, maintenance required and appliance needs. I would be happy to show you around when you are ready.

Sherry, I've lived in Cape Coral for 17 years and I love it here! As others have said, it all depends on the variables of your search criteria. There's the question of city water/sewer vs well/septic, age of the home, upgrades, etc. I would love the opportunity to let you pick my brain and I can answer all your questions and find you the new home you're looking for.

The average price for a 3/2 pool home with 1650-1850 sq ft will run 160-180K. Obviously, ameniities, age, and area will affect price. Please let me know if I can help.

Hello Sherry,

As of April 16 2012 there were about 9,286 single family and condo homes listed for sale in Cape Coral Florida. The median asking price of these homes was approximately $229,800 . Since this time last year, the inventory of homes for sale has decreased by 22.0% and the median price has increased by 9.4% (this would include your search of 3 bedroom, 2 bath, and pool).

The standard residential lot size in Cape Coral is 80×120. You won't find much lower than this with a home on it.

The homes range widely in price range. However here is an example. I sold an 1850 sq ft home that was built in 2004, all tile and freshly painted with below ground pool this week for 125,000
Last week I sold one for 205,000. It just depends on wy upgrades you are looking for.
