While I do not live in Lenoir anymore I am from there and my family is still there. There is not alot of flooding in the majority of the area. Of course if you live on or very close to one of the many waterways you are in a zone. Lenoir itself is sort of inbetween. Take for instance the Lenoir golf course is in the low lying area and floods when it rains a good bit. But, the downtown area is not. There are several area developments that are in lower lying areas like for instance my brothers home. He lives in the Lower Creek area and the name says it all. But with that said there are areas in that section that are not in a flood zone either. As far as the desirable question it would depend on your own personal criteria which includes price. Lenoir has a wide range of pricing. This is an area that was and to a degree still is the furniture capital. The Broyhills, Kincaids, and Bernhardts still call this home. So if you like I can help you just decide on what you are looking for and let me know I have several friends which are top agents in the area. I grew up there so I can answer any question you might have. By the way I understand the move my sister-in-law lives in Gaithersburg, MD and she is moving down here when her husband retires.
