To answer your question for the amount of house you like in the condition your implying (not a fixer upper) you will need a larger budget in Essex county in almost all towns, however you have some options in Morris county, Union County and in Passaic county. Though the market went down it's not that low. It also depand on what you can afford including taxes. Some town such as West Orange have lower home prices but the taxes are higher. It's not impossible to find you are looking for but you may have to think about prioritizing your "wish" list. When we work with a client we like to recomand preparing two lists the "A" list - the things that are an absolute must such as newer kitchen, basement, leveled yard. and "B" list things that you would like to have but may not be there and that you can live with such as need a basement but ok if not full basement or finished basement.

I'm a Realtor with Burgdorff in Maplewood, and although Maplewood/South Orange offers one of the best/shortest commutes (via NJ transit, mid-town direct, roughly 30 minutes to NY Penn) it's going to be tough given your budget and expectations. I would check out West Orange. There is a great townhouse on the market in the mid $200K's with a NYC bus stop right there. Please get in touch with me if you would like more information.
To answer a previous question; a direct train would be ideal, buses are a secondary option. And our jobs really could take us anywhere from midtown to downtown.
Essex county and Union county both filled with great towns that offer different services as far as entering NYC. Since you are speaking about using mass transit you need to think wheather you like to use trains only or an express bus will do. Are you planing to get into midtown or downtown which will be a different train line and bus line. Either way there are great towns with wonderful communities. Essex, Union and Morris counties would be good for you. There are many affordable townhouses that are in move in condition and easy commute by express bus and train. I am having an public open house this Sunday at a beautiful townhouse in Scotch Plains with an express bus stopping every 10 minutes. There are many possibilities in Essex County and Union County depending on your price range and other criteria such as number of beds, baths, etc. Some good towns were mentioned but also keep in mind that some towns have higher taxes than other towns.

Lastly, have you been pre-approved? Speaking to a loan officer at your bank and/or credit union (if you do not have a loan officer I would be happy to give you PNJP's in-house to contact) is a good place to start when buying your first home. There are a lot of great choices of towns for first time home buyers that need access to highways and transportation into New York City. Of course, where you decide on will also be dictated by your price range. If you're looking for a townhouse, I would suggest Clifton, Nutley and West Orange. Starter homes are in great supply in those towns now as well. Other great places to raise a family are Montclair, Glen Ridge, Bloomfield, Cedar Grove and Verona.
