Hello!
I am a local realtor to Billerica, cental A/C is not a big deal but it is nice to have, most older homes use window box air condtioners, that you put in in late spring and then pull out in early fall, to add central can be expensive since the ductwork needs to be run, new products on the market such as MR SLIM use a 4 inch house instead of ductwork......... So not a big deal!!

The answer to that question depends in large measure on how you feel about hot weather. We have quite a few hot and humid days here in New England. If hot and sticky weather bothers you then you will want to consider having some form of air conditioning, and yes the lack thereof could be a big deal. Fortunately there are a variety of air conditioning systems that can be installed. When you finally settle on a house don't forget to have that home inspected by a qualified ASHI inspector.

Best Wishes,
Wayne

August will bring lots of nice hot weather..hot days and hot nights for a week or more.
Yes, reconfirm this with actual data.and not just "averages" --http://www.billericaweather.com/index.html

Get yourself a buyer's agent. This is the first of many questions you need answers to before even thinking about making an offer to purchase a home. This answer is worth around $3-5,000. Some of your questions are going to be worth more. Save yourself time, money, and huge disappointment after the fact by working with a professional who will represent your best interests throughout the home-buying process.
