I lived in Eastmont Cove for many years and am one of the original homeowners. It is a wonderful community! They have a great tennis team, great swim team for the children, and have an anual Pig Roast that neighbors talk about for weeks, there is the annual yard sale, Halloween parties and always something going on! The neighbors are wonderful and very caring. The wonderful thing about when they built the neighborhood is that they left many tree's and the houses are not on top of each other! My house is on a culdesac and it is loaded with tree's in the back and my property backs up to another property that has horses, they use the horses for rehabilitating children, you do not see the horses often usually in the winter when the leaves are off of the tree's. Did I mention the Jr. Olympic sized pool and beautiful clubhouse? Lifeguard companies are hired to maintain the pool all summer. We loved living there! If you are in the area look for my house on Broadmoor Court on the culdesac it is up for sale by us and we have lowered the price wayyy down due to the fact that we have 2 house payments. My children grew up in the schools and loved them they have alot of spirit, and great teachers. Anopther thing about the area is once you live there you quickly meet so many people and learn the grocer, postman,drycleaner,librarians etc etc all by name. The subdivision is off of Parkwood tucked inbetween Hwy 78 and 124 giving you access to getting in traffic or taking back roads, it is very convient to many things but not close enough to bother you. I grew up in Snellville - graduated South Gwinnett High and lived off of Hewatt Road. Whether you buy in Snellville, Lilburn, Grayson, Duluth or anywhere, there are always going to be areas that maintain resale value better than others. Even if you don't have children right now, or plan to have them in the near future, in our market, the schools should be important to you because it is important to most buyers. We (professionals) can't tell you where you should live - we meet with you, listen to your needs, learn about your work location and commute, your kids activities, if applicable, and your lifestyle. Then we can give you an overview of areas that we believe would best suit your needs and desires, within your given price range.
Work with an experienced buyer's agent, preferably an Accredited Buyer Representative no matter where you buy.
Coming from out of town I would be interested to know what is drawing you to Eastmont Cove subdivision because that will give a buyer's agent great insights to better help you with the selection process. Good luck.

Coming in from out of town can be overwhelming...It's good to ask the questions now, find out more about a subdivision while you have the time. You definately want to find the right home..whether you have school age children or not I would strongly consider selecting a home in a top tier school, primarily for re-sale value. Your home is your biggest investment, choose carefully and it can pay you back in years to come. I would consider the Grayson, Brookwood or Parkview area over the Shiloh district. I would be happy to share my knowledge of Snellville. I have been living in Snellville for 26 years at this point, and I went to high school at South Gwinnett, right in the heart of Snellville. Eastmont Cove is in the 30039 part of Snellville, which is south of Hwy 78. This neighborhood also goes to Shiloh High. Shiloh is an interesting school. Lots of folks tend to try to avoid Shiloh because of how it looks on paper, but I will tell you that everybody I know that went there or currently has children there love the school. Shiloh has a huge fan base, with more spirit than I see almost anywhere else.
Right now Eastmont Cove has 13 active listings, 2 pending and 3 sold since the beginning of the year. Based on what I can tell from the current home listings, it's going to be very important to have somebody that can run a market analysis for you to make sure you're not overpaying for the house you want. This is important anywhere, actually.
For information on the area, visit http://www.snellville.org/index.aspx. The site is very thorough, and should be able to answer any questions you may have. There is a link to the public safety department where you will see the Police Services tab, and then a part at the bottom of that page about Crime Awareness and a phone number. Once you settle on a neighborhood, call them and ask about the crime. They can give you some specifics if there's anything to tell.

I agree with Mack. Take a close look at the schools in this area. Gwinnett County has great schools, but not all of them contribute to giving Gwinnett Co. school system it's high reputation.
In most cases home values are dictated by the school dist. you are in when it comes to the Snellville area. Brookwood and Parkview are considered the some of the best schools for the Snellville area.

Eastmont Cove and Snellville are terrific places to live. Snellville offers many parks, libraries, shopping areas, and easy access to Atlanta. Snellville is located within Gwinnett County which is considered by most to be the best of the metro counties, and its school system is rated at the top of the state. Eastmont Cove is serviced by some of the top scoring schools in Gwinnett. Don't worry, you are going to love Gwinnett county.

Hi Kerri. The primary question I would have for you would be, Do you have school age children? The schools that service Eastmont Cove, while being in the Gwinnett County System, are not considered to be as good as some of the schools on the north side of 78.
