Have you considered your work place drive, or if you would like to do the private school thing or do you even need to consider that, are you interested in night life on Beale or the Fed ex forum or does that even come into the picture, lots to consider on your place to plant yourself ! You will love both, My daughter lives in the 38104 zip and wouldn't trade it for anything, Germantown too far , even to come see her poor mom ! so it really is what you fall in love with ! There are some great deals in the pidgeon estates area right now ! so good luck with that decision !

I don't think you can go wrong with either area. Both are doing well but Germantown does tend to hold value a little better. I would also consider schools and do your research in both areas. In my opinion, for value appreciation and resale, I think Germantown would be the better choice. Perhaps even Collierville or Lakeland would be even better.
