Next comes an experienced Realtor with a very aggressive marketing campaign that employs the latest technology and internet advertising along with some old fashioned hard-work approaches. Last, condition. Your home should be so clean and de-cluttered that you can eat off the floors.
As an aside, note that newspaper and magazine advertising here in Pinellas County, Florida doesn't work 99 out of 100 times. It might make you feel good to see a picture of your house in a magazine, but it's not going to be what sells your home. I'd look into that a little further in your market (talk to a couple of agents). You want to make sure an agent's not "buying your listing" by promising you an ad.

Selling a home involves two important key factors:
1. Visibility- a comprehensive marketing play that employs high traffic internet tools is essential as well as more traditional marketing-open houses, newspaper and magazine ads, give aways etc. etc.
2. Pricing- in a market such as the one we are in buyers are looking for the DEAL. It must give the buyer the feel that he/she is getting a great home, in a wonderful location, at a price they can't afford to walk away from. Unfortunately to most people today, this means selling at a loss.
