how is this community? Any complaints? Is the area safe? I previously was looking for townhouses in clifton but their taxes are to high.

There are currently a number of listings in Society Hill at great prices. I just received 2 offers on my listing, am in negotiatons but have been showing my other buyers all the options. You can't beat the maintenance fees of this community and Newarks taxes just make you jump for joy considering the rest of the Garden State.

Andres is correct...I have friends that live there and they complain about some of the construction that the developer did. I would get a thorough home inspection though - most people in some units complained about the crack in celiings/walls which can easily be repaired. All in all, it's a really nice community and there are cops (development has its own security) that patrols the neighborhood 24/7. It's convenient because it's a block or two away from the Newark subway that takes you to the train stations (Newark Penn & Newark Broad) and it's right where the courthouse & hospitals are. Plus it's easy access to major highways - buses also constantly run all day/night downtown or to other areas (i.e. Montclair). The development has a pool, tennis court, & clubhouse. It's really nice - some units have a garage & basement.

I know that Newark is looking better and better. This is actually a really nice area to live in.

Did you try looking in Bergen County? There are lots of great places for reasonable amounts.

I wholeheartedly agree with Andres. As a former board member of the association in Phase II, broker/property manager, and a 7 year resident of the community, it really is the crown jewel of Newark. Newark has come a long way and this is a perfect example of the progress the city has made.

The community was built very quickly and many residents will agree that corners were cut in the construction of the units. I would recommend getting a home inspection before purchasing so that you know exactly where you may have to do some work once you purchase.

To get a real flavor of the community, you should drive around and speak to some residents. And if you have time, stop by the clubhouse during working hours to speak to the association management company. The staff is really nice and they have the inside scoop on all of the development around the area.

The development is fairly new and in a good location. Contrary to belief, downtown is safe, especially this area. Being between the courthouse, UMDNJ and the Universities, this area is one of the most cared for in Newark. I would contact the local police precinct though and talk to them. This way they can tell you about potential problems

The only thing I would caution you about is the original developer, which is K Hovnanian. Some of their work is known to be less then stellar so I'd have a thorough home inspection. You can Google some Consumer Reports articles on them

This is a great community. Convenient to New York City and the local Universities. The units have a great amount of space and the community is very diverse. Plus, the property taxes on these townhouses are abated. Definitely worth checking out.

Near the Newark Courthouse, near Old South Orange Ave. Larger community behing the courthouse.....constructed approximately 12 years ago...
