Rail line in Maryland Heights.
Does any one has any opinion/data on how does it affect property value of adjacent properties ? Especially west of 270 ?

Purchasing a home in the proximity of a railroad, airport, landfill, freeway, etc. normally has an impact on home value and resale. If you are able to purchase this property for a "good price" you can expect to pass along this same benefit to future buyers.
