Property taxes in Jacksonville..what are they all over the place?

Im looking at the property taxes on properties in the area..some are unbelievably cheap compared to us in NJ, but other areas are super expensive. What is the real equation for determining property taxes in St Johns general area. Seems new construction gets especially walloped.

Florida also has a homestead exemption available to those utilizing the home as their primary residence. Some of the lower figures may have up to $51,000 taken of the taxable value for meeting several criteria.

Property taxes vary depending on county and location within the county.
Some of the communities that you may be looking at in St. Johns County in new construction have a CDD tax
which is for the infrastructure and amenities in that area. The homeowners association is typically lower in these areas because of the CDD. The CDD tax is part of your property taxes and comes in on your yearly tax bill amount, which can be included as a deduction on your income taxes.

The rates are diffferent county by county depending on where you are looking, and they are based on assessed value and subject to exemptions. Many tax bills also include CDD fees for certain communities. Would be happy to discuss specific areas if you are interested, just call.
