Orkin termite cost $1800 with 1 yr guarantee. For $2900, they guarantee 5 yrs with annual inspection. Fair?

Asked by Bill, San Francisco, CA Tue Dec 16, 2008

Is the extra money for 5-year guarantee worth it?

You did not mention what species of termites, you state, or the type of guarantee you were offered. Orking ususally adds one or two years of renewals into their upfront price when you finanace their treatment cost. You did no mention whether or not you were paying cash or financing.

Regaurdless of the details you omitted, I would venture saying you could get the same job with an equal guarantee less expensive with most other companies. Pick a good medium size company with a good local reputation ask them for a free inspection and quote if needed.. Try asking your neighbors about their termite services. I write extensivly about this in my Homeowner Guid to termite Control at , go ther for a lot more information.

For which species of termite? Thats cheap for a fumigation which is not like Orkin, so it must be a Subterranean termite treatment, or a localized drywood termite treatment, in which case it doesn't sound real high, but it depends on the size and complexity of the job. Skip the 5 yr if your selling.
Good luck

I agree with the others -- it does seem expensive unless that quote includes for treatment of pests. Understand that the $2900 would get you inspections for 5 years. Read the agreement carefully to see if treatment is included.

If you are having your property tented, there is no guaratee that new termites won't colonize once the tent is off and the gas disbursed. Fortunately, dry wood termites are very slow acting. If you have subterranean termites, the treatment should be quite effective. We had some treated more that 25 years ago and haven't seen any since.

Bill, if you're doing a pest inspection in preparation for the sale of your home, these estimates seem high. It's not worth it for you to pay for a pest inspection with a 5 year guarantee if you're selling the home - you will have vacated the property and won't be using or living in it. A pest report for a single family home should be closer to $500 - $700. Once completed, the pest report will tell you what is going on, and what the cost is to rectify any pest infestation. Perhaps Orkin is quoting a termite only inspection, which is shallow in scope and only covers one pest - termites. A full pest inspection looks for termites, beetles, molds, and water intrusion. You really want a full scope pest inspection for the sale of a home, and not just a termite inspection. Agents deal with pest inspections all the time, speak to your agent before you pay for such a service.

Seems a little steep. Shop around a few more pest control companies. Have you talked to your agent about this? He or she can help. If not, contact me.
