Megan, Home Buyer in Coppell, TX

My husband and I are torn between Pearson Farms and Heather Ridge. What are the biggest differences? New to the area, so we appreciate your input!

Hello,

Heather Ridge: Much older. Great neighborhood but depending on location of home withoin the community, very difficult to get in and out.

Pearson farms: Much newer. Have the ability to build a new home for around the same price as you would spend in Heather Ridge. Closer in to both tollroad and Stonebriar area. (or soon will be!)

My choice hands down in Pearson Farms. The road Stonebrook is slated for completion pretty soon to connect to the tollroad and after that happens, there won't be any homes or lots in Pearson.

Another thought if you are shopping instead of buying, is Richwoods in Frisco North of 121 in between Coit and Independence. I am a broker and am moving my family there because it is going to be one nice place!

Great question....I'd probably pick the house and price that works for you as probably in the end the neighborhoods aren't that different in terms of the people and families that live there.

On a general basis Heather Ridge is a little older and probably has a little smaller homes. I think they stopped building in this neighborhood about 2005 or so. I'm thinking the average size is close to 3500sqft and there are probably more homes with 2 car garages. There are some homes less than 3000sqft.

In Pearson Farms I'm thinking construction started about the same time it ended in Heather Ridge, somewhere around 2005. (hey I've seen a lot of sunrises since then....and a ton of homes.) There is still new construction in PF. So average age will be a little newer....I'm thinking average size is also a little bigger. There seem to be a good deal of homes around 4000sqft. Prices on average will probably be a little higher in PF, since they're newer and bigger in many cases. I don't remember any homes in PF in the 2500sqft range.

If you are thinking about buying a new home in PF, please take us with you on the very FIRST visit to the builder. They're always nice and friendly, but there is no extra cost to you to have someone in your corner fighting for your interests. The builder reps are always nice and friendly, but they're working against you if you decide to take this option.
