You may want to look toward Spring Hill, Thompson's Station and Columbia if you don't mind being on the other side of Nashville. I've almost purchased rental properties in Columbia in the past, but chosen not to because the rents were lower than what I wanted, but that works out great for you!

There was also a lot of over building around Spring Hill and Thompson's Station so there are brand new houses for rent, and a lot of existing homes for rent because the owner's want to move, but can't sell the house right now - at least not for what they paid for it.
