There are several really great swim/tennis neighborhoods in the Johns Creek area. I am a local realtor in this area and live and work here. Some of the top swim/tennis neighborhoods on the Forsyth side are Deerlake, St. Marlo, Laurel Springs, Grand Cascades, Chattahoochee River Club and Windemere. On the Fulton County side there is Sugar Mill, Seven Oaks, St. Ives, and Medlock Bridge. Many of these neighborhoods have many various levels of league tennis teams and also swim teams for the kids and some are golf course communities . This is a wonderful upscale area with great schools. I would be happy to send you some listings in some of these great neighborhoods if you would like them.
I have 2 great listings in the Chartwell subdivision. Chartwell is a very active swim/tennis community. A lot of orgaized family activities. Call me at 404-401-4768 if you would like to see these listings or others
Hi Melissa,
There are several communities in the area that will work for you. There are also a number of variables to consider as you make a purchasing decision. How long do you plan to be in the home ( ie resale value), style of home, school sysytem both private and public, drive time requirements if any, community type, along with many others. I would be happy to consult with you in regard to your requirements and timeframe. I have been serving the north metro Atlanta area since 1984 and look forward to providing you valuable insight into our area.
Thanks,

Hey Melissa - send my regards to the island, I left out of Port Washington when I came down here.
Bottom line is that you can toss a rock and hit any number of decent communities in Johns Creek, Alpharetta, South Forsyth and Roswell. The challenge isn't "selling" you on a community, the challenge is ensuring that you buy in one that has demonstrated value retention and is in an area with the same characteristics of strong market appeal and a place people want to be.
I take a different approach to your question, after I get more info I'll run stats on the community and area and track trends over a 5-10 year period. I'm looking for the areas that are holding through the turmoil, then I'm looking in there for communities. I'm essentially doing the research that an appraiser would (I am one) and appraisers look at things differently than sales agents. You can see a very brief example here: http://www.hrmiller.com/understand-the-data-.asp
I've worked appraising and selling in these areas since '94 and there are good and bad spots. My bottom line is that in this market, the data has to support any decisions and my clients see everything and have it explained - good or bad.
Let me know if I can help -

You must have a swimmer in the family! My son was a high school swim team captain and went on to take 3rd place in one of the team relays at state. If you are more interested in social aspects, I can't imagine any of the Johns Creek subdivisions in your price range being a disappointment. Just depends on your personal lifestyle choices really.
You'll have plenty of options, particularly now that prices are adjusting for current market conditions - opens up even more options for your price range in that area.
Probably best to find the right accredited buyer representative to work with and then come here to join her for an overview of the area's subdivisions. Then, once you have the subdivisions that you prefer rated, you can begin to view properties within those subdivisions. Easy, breezy.
I work all across the north metro area, and would be happy to offer my assistance. I have earned the ABR designation and frequently work with buyers in all price ranges. I am also a certified relocation consultant with REMAX Greater Atlanta, and we're #1!
If you would like to contact me directly, feel free to email me at slmrealestate@comcast.net for a no obligation email or phone consultation.
Best of luck with your move to the area - you are selecting a great part of metro Atlanta - you'll enjoy it!

Hi Melissa,
You are looking at an absolutely great place to live. Johns Creek and the South Forsyth area are highly rated.
Some of the top communities to look at are: St. Marlo, Chattahoochee River Club, Laurel springs, Weston, Stoney Point, and Grand Cascades.
You are in luck as the new state of the art High school at Lambert High opens in the fall 2009. South Forsyth schools have always been highly rated, and Lambert proves to be nothing short of the best.
I work very extensivly in the Johns Creek area and would love to offer my services to you. Feel free to contact me at CarlaCaresRe@gmail.com if you have any questions or need a professional Realtor to assist you.
There are a lot of choices for you in this range. Sugar Mill, Medlock Bridge, Doublegate, Seven Oaks, Cambridge are just a few of the choices for you. I have shown or sold in these neighborhoods and they are very involved neighborhoods that can provide what you are asking about. The age range of these homes do vary but are all of high quality.
If you like please email me or give me a call at 404-406-0638 and I will be glad to go into further detail for you.
