I was just wondering how this neighborhood is these days? Some sites I've read that it's going down, while others state that its up and coming? Housing is affordable right now, so if the latter is true, it would be a great buy right now? What are the thoughts ? Thanks!
Lansdowne is a fantastic town and i would not live anywhere else. We moved there in Feb 2009 and have been delighted to find a town with a strong sense of community, from old to young, engineers to school teachers, people are very proud to live in Lansdowne. The town itself has so much to offer from the local Restaurants and Cafe, Indie cinema to the Farmers Market.
The historical houses are just beautiful.
I have been here for 4 years now renting an apartment. I am now ready to purchase a home and personally I couldn't see myself living anywhere else. However, due to my financial circumstances and limitations, I might not be able to purchase here. However, if you are looking for a nice, beautiful, classy town to come to. I would suggest Lansdowne.

Lansdowne does contain a lot of older homeowners. Depending on the market conditions at the time of sale will determine the demographics of the neighborhood. I personally helped move a friend's family into a truck toward a assitance community just last week. Younger people are moving in, to some people that means it is going down. It is impossible to really say if any neighborhood is going up or down. Everyone has their own opinions. The best way to tell is get into the neighborhood, walk the streets, and visit the stores along the business districts.

I think the town is really stepping up.
For example, in the last month a restaurant called Sycamore has just opened ( http://www.sycamorebyo.com/ ). Cinema 16:9 ( http://www.cinema169.com/ ) opened earlier this year and has already been featured in national magazines such as the Wired etc. Historic Lansdowne Theater Corporation is renovating the historic theatre ( http://www.lansdownetheater.org/ ). Arts and Culture by way of Philadelphia region’s one and only original STAGE theater magazine is now published out of the Lansdowne Theater offices. As a result, the downtown district is seeing a number of improvements both in terms of facade improvements and business tenants. Lastly, Lansdowne was also recently categorized as a Classic Town ( http://classictowns.org/lansdowne ).

Lansdowne is great, hip town. There are a lot of young urbanites gentrifying the area as well as older couples and families in the town. It is a "walk-to" town, with a train station right near downtown for quick access to Center City.

It is the best time to buy! Price are affordable and interest rates are at historic lows. Every neighborhood has variances. Some have older folks moving out and younger moving in, some areas have young people already moved in, Lansdowne in whole is a wonderful community! It already has been up and coming!
