Lakes and birds

Though the school ratings are much better than other areas of Fremont , why are these houses priced so low and hard to sell?. Hows the safety/neighbourhood features?. I am thinking of buying a home here and a little bit concerned with foreclosure/short sale numbers in this neighbourhood

The Lakes and Birds area is in North Fremont and includes homes on both sides of Hwy 880. There are significant value differences in various neighborhoods with the Lakes and Birds. However, to say that prices are low and houses are hard to sell is an incorrect statement. This continues to be one of Fremont’s desirable areas. Sales are currently strong and multiple offers are common.

Based on property address, this site provides attendance area schools (Public, Private and Daycares) along with useful statistics and other information. Before making an offer you should call the School District to CONFIRM the schools the property will feed to!

Well, I'm not sure if you are referring to the homes on the west side of Alvarado-Niles or the east side. However - I see both sides are selling quickly (depending on the price & condition). Parks are on both sides and people seem to like them.

The market has been very good in the past 4-5 months and we are seeing the prices on the raise.
