Just got a job offer and we are moving to the Boca Raton. What areas should we consider safe, family friendly,and a good school district.?

Dear Jaime,

So much depends on your lifestyle; how close you want to be to your new job, friends or family you may have in the area. Your budget is critical especially in the strong market conditions we currently have as is the type of property and condition you are willing to accept.

I applaud you for keeping your children's education at the top of the list and you will find that Boca Raton has one of the highest rated school systems in Palm Beach County along with Jupiter and Wellington. Honing in on particular schools and the zoning maps that you want to keep within will be a huge help. While Jupiter would be a long commute you may also want to consider Wellington where you will find the most favorable housing prices and a great quality of life.

One of my favorite sites when it comes to school ratings is http://www.greatschools.org and if you have an iPhone check out their app which is also a fantastic tool. I love their site, use it often and highly recommend it to my clients who are interested in finding the best schools for their children's education. GreatSchools profiles public, private and charter schools and has a great format for readers to leave comments. Besides their rating system the comment section is the best place to go to get real life feedback from children who attend the schools as well as their parents.

After doing your homework on-line I always recommend parents visit the school live and in person prior to making any purchasing decisions in that district and if you need assistance let me know as I would be happy to show you around. The best thing you can do is clearly define your housing objectives and determine what areas will meet your needs. Inventory levels are very low and finding homes is a much more difficult task than it was a few month ago. This is a great question...but not the most important one you should be asking at the beginning of your home search.

There are many neighborhoods in Boca Raton that may interest you...but first, you should consider which real estate professional you want to work with and develop a relationship with. One of the many appealing aspects of buying a home in Boca Raton is that school district is uniformly excellent. To get an idea of where your children will go to school, and the features of each school, please see this site:

As for where your Boca Raton home will be, that is dependent entirely upon the type of home you are looking for (condo. town home, single family home), number of beds and baths, amenities, and price range.

Boca has many great neighborhoods... The schools are very good. We do have several magnate schools here and depending on your or your childrens likes, and/or dislikes you can narrow down your quest.

I have been a full time resident almost 25 years and know the area well...

Hi Jaime,

Welcome to Florida and congratulations on your new job! I'm not sure if you want to to purchase a home right away or if you want to rent first, but either way Boca Raton is a great area, excellent school district and beautiful communities.

If you want to rent a home, I have one in the market in El Verde Elem, Omni Middle, Spanish River Community HS district. These are all great schools. This house is a 4 bedroom, 3 baths with a pool. If you are buying I can also find you nice places, but I would suggest that you get preapproved by a mortgage lender and then you can start looking for a property.

Unless you are a cash buyer, the first thing you should do though is to contact a lender in regards a mortgage loan pre-approval.
With a pre-approval letter in hand you can start your shopping for homes - real estate agents and sellers will take you much more seriously when they see you have your mortgage funding in place.

Boca Raton's school system is generally A rated. The many gated and non-gated communities abound. One of the first items on your list is to get a pre-approval to determine your monies availability for a mortgage ... then contact a real estate agent for guidance concerning your needs and wants in an homestead.

Hi Jaime, the first thing you should do is contact a mortgage loan officer (I recommend Michal Bander 954-684-9227 at Guaranteed Rate) to see what you qualify for because if I tell you which neighborhoods and schools are nice and they are not in your price range, well then we haven't accomplished anything. After you are pre-qualified then we can discuss the best situation for you. Also, Parkland and Coral Springs border Boca to the south and there are lots of opportunities there in many different price ranges. Most of the areas in Boca are safe, and in a great school district. The only area that is just average would be southwest boca. Like 441 and 18th street area. Other than that you should be good.

I have lived here all my life and I have 3 children under the age of 7 and it is a great area to raise children. A lot of family activities always going on, and very good schools. The good news is there are lots of choices for you.
Price considerations and life style are the first items to solving the puzzle as to where you should look.

The school district here is actually the Palm Beach County. There are great local schools in Boca as part of the district. All of those details can be discussed and explained so that you understand your options.
