A manufactured home and mobile home are the same thing. Both are on a chassis. A modular home is basically a stick built home that is built off-site in sections and then brought to the site and setup.

A manufactured home (formerly known as a mobile home) is identifiable by the red certification label on the exterior of each transportable section. It also has a permanent chasis which is used in transporting the home to it's location. (Please note that the red label can fade and may end up looking differently.)

A modular home is a manufactured home or home that has been built in sections and then transported to the site where it is put together on it's own foundation and may or may not have a basement.

Financing for manufactured homes can be quite difficult (especially if located on a rented lot) which is why I will no longer list them. In Illinois, manufactured/mobile homes are titled through the Secretary of State's office just like a car, which can be signed over to the buyer. If no land is involved, the deal can be quite simple. The reference link below is for the FHA website and it is an excellent source of information and will show you examples of the certification labels or tags mentioned.
