My husband and I are considering purchasing a new home in Mount Dora, off of Donnelly (44B). We both work in Altamonte Springs, can anyone tell me what the commute is like during rush hour? What are the average taxes on a 2500 sq ft. $210,000 home. Are there things to do for young families?

Hi Latoya,
My husband and I purchased a new home in the exact area you are describing, off of 44B in Mt Dora! We love it. The taxes for the first year were $4,000.00 which you will roll into an escrow account so expect to add between $350-500 a month for escrow payments on your loan. I work in Altamonte Springs, as do many of our neighbors in this community. I take 441 to get to work and it takes me about 40 minutes. You could also take 44 to 46, then I-4 and that takes about 45 minutes. (Depends on traffic). We are in our mid-thirties and find the area vibrant and up-and-coming for young couples and families. Hope you join us out here in lovely Lake County!

My husband, daughter and I live in downtown Mount Dora and love it. There is quite a bit to do that doesn't require going out of the area for adults and children. There are so many festivals and the art program for kids in downtown is wonderful. I would be happy to tell you all I know and help you anyway I can. Just give me a call or email me. There is also a link to the chambers website from mine you can check out. Good luck and let me know how I can help.

I live in the Mount Dora area (Sorrento) myself, and although it is on the quieter side of Orlando, it was exactly the reason why I moved out here. I work in Sanford and commute daily down 46 in about 20-25 minutes during 'rush hour'. I can get to Altamonte in about 30-35 minutes. As for young familes (I am 33, my fiance is 29 and we have a 7 month old son) there is plenty of family oriented things to do in and around Mount Dora and the surrounding areas of Lake and Orange County. In fact, I find this area to be a much safer and family friendly area then where I previously lived in Maitland.

The previous tax estimate given was way off! If your home is in the city limits at you purchase it for $210,000 the tax appraiser's assesment will usually be about 85% of the purchase price. That calculates to $178,500. Then you would reduce that amount by your tax exemption of $50,000 and that calculates to $128,500. You now would apply the millage rate of 19.75 mills which is calculated by multiplying .01975 by your exempted assesed value of $128,500. That will calculate to $2538. This would be your approximate annual tax bill. Please call me before purchasing a home, whether it is a new home or a resale home. I can save you money on your next purchase because of my knowledge and espertise in the Real Estate industry and my 20 years of living in this area.

Sorry I thought you meany Home owners insurance, your taxes with a 25K homestead would be around $3500 if you are in the city, if it is county taxes it would be less.

Just moved here recentley, last year, and we could not be happier. Plenty of things to do together. I commute to Altamonte near I-4 and it takes me 30 minutes at 8am. Home owners insurance is coming down and I do not think you would pay , generally speaking more than $1300/Year.If you need the help of a knowledgable Realtor please contact me at meverett@stirlingsir.com-You will love it here!! The taxes on your home purchase would depend on many variables. Would your new home be in the city limits or not? You can have a Mount Dora address and not live in the city limits. The millage rate for a home in the City of Mount Dora is currently 19.75 mills. In the county it would be 15.23 mills. With the new Amendment 1 that was passed in Janaury of this year your homestead exemption is now $50,000 but currently a portion of the second $25000 that goes to schools is not exempt. Your assesment of your new home woul dalso vary depending on the status of your tax rate on your current home in Altamonte Springs because your tax savings is now portable. So as you can see there are many variables.

There are a multitude of events, festivals and things to do in the Golden Triangle area (Mount Dora, Eustis, & Tavares) and all are geared towards family entertainment. There is something almost every weekend of the year in at least one of the tringle cities. Arts, shopping, nature tours, boating, fishing, biking trails, parades, festivals, street parties, etc. Something for everyone! It is simply a nice place to live and raise a family. The people are friendly and there is still a sense of community and small town flavor.

My motherlives in Altamonte Springs across from Altamonte Mall so I commute there quite often. From my home in Mount Dora it takes me 40 minutes to my mom's front door in Altamonte. It takes me 15 minutes to get to Apopka and 12 minutes to the 429 entrance. My brother lives in Heathrow Woods and it takes me 25-30 minutes to his house. I can be at Florida Mall in 35 minutes and Millenia Mall in 25 minutes.

I hope this helps answer some of your questions. I would be happy to answer any other questions you may have. I have lived in the Mount Dora area for 18 years and I grew up in Maitland and went to Winter Park High school so I am very familiar with the area. Give me a call if I can be of futher assistance to you.

Mount Dora offers something for everyone. I am a thirty something married person and have two children ages 4 and 7. We find many activities in and around Mount Dora. In addition we are only an hour from the beach, 45 minutes from most Orlando area activities.

Depending on the time of your commute and where in Altamonte you commute to I would say you are looking at about an hour. I know at around 8:00 going to just beyond Altamonte Mall it takes an hour from the 44B area.

Taxes will depend on whether you will be located in the County or City. Mount Dora city taxes are higher. I would contact the Property Tax Appraisal offices (Ed Havill.) You can get general information from the website lakecopropappr.com

If I can be of more assistance or you would like more information on the Mount Dora area please contact me.
