I agree with some of the other folks here - Craigslist is the place to start. You will find a large number of listings there and get an idea of what the rents are. You can also write down the contact info for some of the homeowners / property managers and follow up with them in a couple of weeks to ask them what they ultimately rented it for and how long it took. It should be. The rental market is good in many areas of San Diego County. I would look at rental magazines and the Union Tribune for what rents are going for. I would also contact a several rental companies in the Carlsbad Area and ask them what they think of the rental market by the High School. 4 bedrooms usually do pretty well in all areas of San Diego. Hi Conner,

The rental market is fairly strong in SD right now. You can use Craigslist to get a good idea of the rental rates. That is what we use when looking for investment properties for clients. If you are going to rent it, talk to your tax advisor to understand the tax effects of renting.

Lastly, given you owe nothing on the property, it will most likely be 2013 before we see a recovery in the San Diego Real Estate market. There are approximately 11 to 12 months of pent up foreclosure inventory with the banks that will start to come onto the market between the end of 2009 and Q1 2010. Lastly, all Real Estate economic indicators say we will never again achieve the market spike we saw from 2000 to 2005.

If you have a financial adviser, the question is what could you do with the cash in your house to start making you money now rather than waiting for the Real Estate market to come back.

The rental market is still strong. I know people who fill out applications and discover there are a slew of others. I helped clients find a rental a few months ago and everything we found was like this. We lucked out driving around and happened to run into a lady in the neighborhood who told us of one that was going to come on the rental market...we hopped over there and got to the owner within a half an hour, then made a deal with him!

If you are planning to rent your home out I think you will have an easy time finding a renter if it is in decent shape and priced right. Hi Connor,

Great advise from those who have answered. One of our business affiliations is with a property management company, 90% to 95% of their renters come from ads on Craigslist.

So if you are looking to rent, that is the best place to shop as the majority of rentals show there. Here is the link:

FIRST ANSWER

Hi. Whether it is easy to find a home matching your specifications depends on what properties are on the rental market at this time. I would recommend looking on Craigslist, as they often have great rentals on that site, and I have found that they have a much greater selection than the MLS. Many of my clients have found rentals there. Just search under the zip code.

I only found one property on the MLS that is listed for rent in 92008 (well, there are actually two others but the rents are over $10,000 a month). It is on Twain and has 4 bedrooms. The asking price is $4250 a month. It is close to, but not in the immediate vicinity of Carlsbad High.

There are a few other places I would recommend to look for rentals. One is http://www.LCHomes.com. They have a lot of local rentals. Please do not hesitate to call or email me if I can help you further.
