That depends entirely on what you mean by good location. If you are planning to rent moderately priced single family dwellings, it might be just the community for which you are looking. After all, Grain Valley is an easy commute to Independence and even to KC. You might even find it to have a less mobile population than in many areas, and therefore a good rental area. Don't diss the small towns. Many investors find great success in the villages such as Grain Valley, Oak Grove, and Buckner. In such towns, you'll find a different type of renter/home buyer for a different type of investor. (Disclosure: I grew up in Buckner).
