Is Eagle Ranch a good place to buy in Eagle County, Colorado?

Right now, there is so much inventory and competitive prices to choose from. The entire valley is the same way. But of all the places My family chose it was here in Eagle. The Weather was a huge player in the decision making process for us. The variable is, here down valley we get longer fall and earlier spring …less snow of course. More time to play outside. Also the temperature is just warmer as well. In less than a half an hour you can be in world class ski resorts. There is also a real sense of community that here in Eagle we provide, no tourists. So between the prices and choices and the fabulous weather …I’s say this is a little heaven on earth.

In response to the question one more time, regardless of what "Roaring Fork Resident" says, Eagle Ranch is a great place to buy a home and there are some incredible values here in the neighborhood right now. If you're thinking of Buying and quickly flipping a home, you probably don't want to buy here currently. However, if you're looking for a great place to live, raise a family and be a part of a great community, it's an area that's tough to beat. Home prices here are now back to levels not seen for 5-7 years and there has been a dramatic correction. There are some wonderful values on homes with superior finishes, locations and views. This is a unique neighborhood like no other in the area. New construction has been at a standstill for a few years now and inventory has decreased. We can't predict the future. However, with historically low, low interest rates, great choices on homes and a limited amount of supply that can be built in the future you could do a heck of a lot worse than buying a home at Eagle Ranch. We live, work and play here and have been in this neighborhood for over 8 years. It's a magical place and we truly love it. Wait at least a year. Things are still going down and foreclosures are double what they were last year. There is no economy in Eagle County as the real estate business has completely folded. Bank REOs are just starting to hit the market now, and there are 1000 more of them in the pipeline ready to go on the market. I wouldn't even touch a REO or short sale right now. You know that you are buying in a neighborhood where people have lost big equity and more and more of them are doing strategic defaults. It's criminal the advice that brokers are giving people these days. Eagle Ranch is a disaster of epic proportions. It's not the only one like that here. Iron Bridge in Glenwood Springs and River Valley Ranch come to mind but there are so many to choose from. Lakota Ranch comes to mind. It's tragic how much people have lost in this area and things are stil going south.

There is no economy in this area now other than tourism and the services sector.

Eagle Ranch may be the best buy you can find in the valley for the quality of home for the price. On top of that is the incredible family feel of the unique small town ambiance of the community. The community is beautiful with its own golf course, restaurants, schools, theaters, bike and walking paths and fantastic weather.

In a county that is resort home oriented, Eagle Ranch is a fantastic neighborhood. The majority of homeowners are full time residents, many of whom have been here for a long time. With it's gorgeous scenery, access to trails, hiking, fishing and so many of the other things the area has to offer, this is the place. I have lived in Colorado since 89-90 and have been in Eagle Ranch for over 7 years. I would not choose any other neighborhood to be with my family. Enjoy the world class amenities without the world class pricing. I'll b e happy to show you what you get for the money and see if we can make you a believer also.

Absolutely it is. From a Buyer's perspective, we are back approximately to pre-2006 pricing across the board and there are far more developments and ammenities within the area to enhance your living. In particular, if you have children or plan on having children in the near future and haven't considered strongly, living in Eagle Ranch, you are literally doing your child a disservice. As for me, I wouldn't consider living in any other area within the Vail Valley.
