Is Bridgehampton New York attainable to us average folks?

Hmmm interesting question. At the moment the least expensive home in Hampton Bays is asking $105,000 for a mobile home. If you are willing to start with a smaller home with the idea to expand there are some real bargains in the $300's -$500's. Lot sizes are decent too - .25 acre and up.

Well, Gotham, it depends on what you mean by "average". Long Island Profiles most recently reported the median sales price for Bridgehampton at $1,365,000. While searching for listings, I found 5 properties listed for under $1M today.

Yes, more and more as housing prices correct for the national market. Bridgehampton has low taxes and few mortgages compared to other areas of Suffolk County so downward corrections are slow as there is little pressure to sell houses. However the correction is now underway with only (according to Trulia.com) 3 houses sold in the past three months compared to 17 in a similar period of 07. Also the average sale price has dropped dramatically, over 50%.

We are entering the selling season of April - May so don't expect low ball offers to be accepted, however come summer it is a buyers market.

Yes.Find a realtor who lives and works in the area.No part-timers,you want someone who lives,eat's,and beathes real estate. There are a number of nice properties available in the Bridgehampton area.When you are ready, please feel free to contact me!
