Let me give you a positive answer since I do live here and practice real estate in Pinal county. We are a small community of approximately 4500 and growing. We are unincorporated and most of us don't mind that. Our location is approximately 3 miles South of exit 200 from the I10 freeway. If you like rural living this is it. We have a golf course, man made Paridise Lake surrounded by homes and in today's market they range from a price of 35K to 200K+. At present we do not have general mail delivery, street lights with the exception of or little city. We are not total hicks we have a few convenience stores and even a bank there are a few amenities here. We are about 1 hours drive from Tucson or the Phoenix area and 17 miles from Casa Grande which I might add has grown by leaps and bounds in the last 4 years. It has all the amenities needed as far as dining, shopping , industry, Hospital and more. Some of the population are retiree's and they winter here. Many just like the rural living and the closeness of two major cities and a growing one. So living here may not be for everyone but I consider it at matter of one's likes and dislikes as with anyone else.

OK, I'll stand corrected. AZ City isn't incorporated. But it's not really a suburb of Casa Grande either. I think most would call it a "town".

It's certainly not for everyone, though many people enjoy living there (pretty much like any other place in the country). I wouldn't advise anyone to "steer clear of the place", particularly not a complete stranger on the internet. Without knowing a *LOT* more about someone's particular circumstances, needs and desires that doesn't seem like sound advice.

Jay is incorrect in that Arizona City is NOT incorporated. The residents have voted (several times now) not to incorporate. Unfortunatley, the town is a hodge podge of single family homes and lots of duplex and triplex rental properties with no decent commercial developments. My advice is to steer clear of the place.

FIRST ANSWER

Arizona City is an actual incorporated town. There's about 8,000 living there now. Not sure what you mean by expected population at "build out". It's not a Master Planned Community, so it won't really be built out at any given point (well, until it butts up against Eloy, Toltec, Casa Grande -- they are all pretty close to each other)
