An overall search of the 3 subdivisions yielded the following information:
Hidden Valley properties averaged a price of $465,000 with a median price of around $450,000
Castle Rock's average price was $411,000, median price, $347,000
Bear Creek averaged $611,000 with a median price of $644,000

Hidden Valley:
7 Active Listings, Low Price $300,000 High Price $695,000
4 Sold in last 6 months, Low Price $369,000 High Price $476,000

Castle Rock:
7 Active Listings, Low Price $200,000 High Price $419,000
7 Sold in last 6 months, Low Price $199,000 High Price $445,000

Bear Creek:
4 Active Listings, Low Price $341,000 High Price $815,000
2 Sold in last 6 months, Low Price $320,000 High Price $550,000

I hope these numbers help to answer your question. One important factor to consider when looking at these locations is that Bear Creek and Castle Rock are in the northeast part of Tucson near Bear Canyon. Hidden Valley is considered north Tucson and is in the Sabino Canyon area. Although the areas are close in distance, you can't drive right from one to the other without heading south through the Tanque Verde Corridor. This is due to the Sabino Canyon Recereation Area and Coronado National Forrest land that separate the two areas.
