I have been checking out the Adelanto area for the last few months to possibly retire there. The crime statistics are above average http://www.bestplaces.net/crime/ . The statistics show San Bernadino Ca. has more property crime but a little less violent crime than Adelanto. Most of California is above the national average.
Hi Charles I Just wanted to let you know that I currently live in adelanto (old adelanto) near air express way and stevens. I have never encountered an awkward situation or a disturbance or anything that would cause me to worry. I like where i live it has been quiet and never have i felt scare living here. the area that i dont like is bartlett and bellflower. that area over there is a little different. let me tell you this.... there is always going to be crime or some kind of disturbance no matter where you live. simi valley has problems. that was considered one of the safest cities to live in. 1000 oaks has problems also. crime is everywhere. compare adelanto to south central. adelanto is like going to disneyland. you decide....good luck charles.
Hi Charles,
As a lifelong resident of the High desert, I have lived in Hesperia, Victorville and Apple Valley, where it is true, there are a mix of desirable and undesirable neighboorhoods. However, I have not and will not even consider renting or buying a home in Adelanto. Never in a million years. The schools, neighborhoods and businesses in my opinion are downright scary! Real Estate Agents who try to tell you different, are legally bound not to tell you the truth and are just trying to make money off you. Most of Victorville, would be considered undesirable as well. If you are looking to buy in this area, stick to Oak Hills, Pinion Hills, Phelan, Hesperia or Apple Valley.
Hi Charles,
I have helped many buyers this year get into homes in Adelanto. Yes, there are many undesirable neighborhoods in that area but there are also a lot of newer areas and those are the areas my buyers prefer to stay in. Adelanto has the most affordable housing of the Victor Valley. There are alot of many GREAT deals. I am closing escrow on a bank-owned home for one of my clients on a house built in 2004, 4bd, 2ba, and sold for $125,000 with their closing costs paid. If you need help finding something let me know c21morales@gmail.com or visit my website at http://www.claudiamorales.net and click property search and you can do the same search on the MLS that I do.
Good luck and congratulations on deciding to buy a home!
As we all may know, all area's have crime and or "rough area's". It's important to do your research by going online, reading blogs on the city and driving out there to spend a day hanging around town, shopping in the stores, eating at the restaurants. As far as Adelanto, I have a listing there and also hear the same comments, but to know, meeting the neighbors I have developed a sense of who's in the neighborhood and they are great people. It's a great upcoming city, lot's of building going on and planned, as it becomes more built up (it will be like Victorville, and Victorville has come along way and one of the best selling area's). Keep in mind that the newer the house is built, the different profile of buyers you start to see as this is an ever changing market and many people are going to those area's just for affordability, first time homeownership, or retiree's looking to buy in cash. Hope this helps!
Hi Charles,
There are bad areas everywhere in every city believe it or not! What I would recommend is to contact the police department up there. You could try and drive around and see what areas you like and narrow them down and then call the police department. I would also ask the neighbors of those areas because they will be honest. If you see someone out walking, washing their cars etc, I would stop and ask them about the areas. You could drive around at different times of the day as well because different areas become much different during day and night. I am confident if you take my advice, you will find a place you are comfortable with. Get a good agent up in that area. I have several I could refer you to if you would like. And ask them as well. Adelanto is out of the area I typically work in and I don't know what areas are best myself. But, I can put you in good hands to find what you are looking for. You can email me at calljoan4homes@aol.com and I will help you with that if you would like!
Good luck!
