does a landlord report your payments to a credit bureau and how do they do that?

A late fee of 5% or less is generally accepted. It would not be considered unconscionable. For the other issue, it depends on what you have written on the lease. Generally, if the tenant refuses to let you show the apartment and the tenant does this against the conditions on the lease, you have to file a law suit to get specific performance (i.e. tenant to allow you to show apt). This will take many weeks and is generally not worth it.

Lawyers always know and cost $, but certainly there are knowledgeable people on the net, as well as lawyers.

As for credit, I've read the same, and mostly delinquencies or defaults are the only ones reported.

You have asked two very specific legal questions which will require you to contact a lawyer.

Landlords do not normally report your payments to the credit bureaus.
