On the heels of his annual shareholder letter – in which Buffett admitted to being “dead wrong” about the timing of a housing recovery – the billionairetold CNBC that distressed ""single-family homes"" were one of the best investment opportunities out there

. Unfortunately for Buffett, the cost and logistics of making such an investment in large enough size to move the needle for Berkshire Hathaway is prohibitive.
The challenges of scaling a bet on distressed"" single-family homes"" is a theme that has been echoed by other high-profile investors, from Buffett’s fellowForbes 400 member Sam Zell to hedge fund manager Bill Ackman, both of whom have voiced similar perspectives over the past year

I'm currently working with other buyers who are interested in 4 plex units for under $100K. There are several (all fixer uppers). If you want a Realtor who is currenlty doing the leg work on these kinds of projects, give me a call and I'd be delighted to help you. We need to talk about condition of the property, terms you would accept, your goals (hold/flip), vacancy rates, GRM, ect.

My direct number is 702-517-3078.

Thanks and good luck.

As an experienced investor, may I suggest looking at what kind of rent landlords are getting before deciding on where to buy. Call a few property management companies and ask them where are the "hot" areas for renting out a condo. I also check Craigs List every day and see what rents other owners are asking. I then try to find a similar condo in the same area for a really low price.

Investing successfully is based on the numbers. No guessing on where to buy

Yes, I can definitely recommend several properties. Two of my current favorites in that price range (where I have represented out of town investors in purchasing units) are: 9303 Gilcrease Av Las Vegas, and 8985 S Durango Dr Las Vegas. Investing in rental income properties in Las Vegas is my niche, and I have been a licensed agent in Las Vegas for six years. I have been a real estate investor myself since 1988. I would be happy to discuss your investment goals and specific interests in more detail at your convenience. Please email or call me at 702-307-5500.
