Anna, Home Seller in Green Valley, Greens...

I've had my house on the mkt for 5 mths in Green Valley. Has a newly remodeled kichen, remodeled bathrooms and open floor plan. Why isn't?

Another important and overlooked aspect would be that a listing may become stale on MLS and other websites if the information or photos are not refreshed at different intervals during the listing period. However, if a house is listed well above FMV it will most certainly drive buyers to other comparable homes that are priced at FMV. This information will be reflected in credible analysis reports.

If a listing has not generated at least 1-2 offers within 3-4 months, there is a problem. Unless the problem is addressed and corrected the result will more than likely remain the same. Good luck to you!

Anna, Don brings up a great point. Your agent should review with you not only the homes that have recently sold in your area, but also what else is on the market. Those homes are your competition, and it's good to know what a buyer is looking at. With plenty of houses on the market, buyers have many different options to choose from. I pulled some information and there are 11 homes just within the Green Valley subdivision that are currently on the market ranging between $175-319k. The same concept works in any market. Look at it from a buyer's point of view, Find homes in your area 25K below and 25K above yours, about 5 each.
Compare them to yours and ask which you would buy. Be objective and price your home to compete. Most people are shocked at what you can get today.
