Another important and overlooked aspect would be that a listing may become stale on MLS and other websites if the information or photos are not refreshed at different intervals during the listing period. However, if a house is listed well above FMV it will most certainly drive buyers to other comparable homes that are priced at FMV. This information will be reflected in credible analysis reports.
