I'm looking at modern pre-fab but most vendors are West coast only. Is custom my only option in Ohio?

You have several options, look at fabprefab.com The "fab list" shows several manufacturers in the midwest.

Hello-

I recently built a modern home in Indiana. The core of my home structure is of steel similar to a pole barn. The interior floors are concrete and the steel beams were left uncovered. The total over all look is very similar to a modern prefab we typically see in the west coast. I used commercial grade windows that operate in a clear anodized aluminum. It is very easy to select interior finished to give a modernist look. We have over 6500 sqft of living area and were able to build way less than a traditional midwest structured home.
