I live on the west side of the Rockies and I am looking to do some house "flipping" in the COS area. With about fifty thousand cash what

Here on the east coast "house flipping" is a thing of the past.
You'll need to talk to a lender to see what you can afford. Tell him your plans. At least you would be able to make better decisions as you proceed into the investment world.
With the market being what it is, you will need to look carefully.
Most of all, you need a plan.
