Reason I say that is because I have been looking at homes that have been foreclosed that are selling for way less than what they are worth but I cant get a loan approved now to purchase one.

With 50% down, you would not be able to do 0% down due to having that much in hand.

You will not have a problem as long as you have a source of income, I mean it sounds like a lot 50% percent down and it is but depending on how long you have been at your job or if you have a monthly income from another source.
With a 640 credit score and 50% down I can't see any banks turning you down but they will ask you questions anyway. My lender's name is David Langsam from Manhattan Mortgage his number is 813-361-5402.
