Is your home listed with an agent? It would be inappropriate to comment if you have an agent. In my experience in working with banks mainly for seller's who are in trouble or behind in mortgage payments, a short sale will not even be considered unless you are behind. As one agent already said, it's hard for an agent to recommend stop making payments, but in reality, if you make 1 payment, you no longer are a bad customer to the bank. You are paying something and so long as that is the case you will most likely not negotiate a short sale. A short sale is not a bailout program for people who can afford their house payment but just made bad financial decisions. You may get right down to the final days and get denied a short sale even though you've submitted all the proper documentation. I had a seller denied the day before the foreclosure auction because it was revealed they paid their cable bill, cell bill, boat payments, truck payments, etc... just walked away from paying for their house. Banks to like this. I have extensive experience with SS's and if you need some help in determining if you would qualify please give me a call.
