Investors generally do not want to pay a FAIR price;
they want to buy for the lowest price possible!

They are not altruistic, they are in it for the money; don't kid yourself.

You are trying to Market this yourself, obviously,

as Dr. Phil would say; "Let me know how it works for you."

Definitely list the home in the MLS with a Realtor. MLS = more eyes on your property. More eyes always = more money for you. It's the market and your properties condition that will determine the true value. Make sure the property shows its absolute best and ensure it is seen by as many people as possible.

Just as important as the MLS and condition is the third piece of the puzzle. Pricing.... price your home too high and you will lose potential buyer as they will not even see your property. Price your home at what the market will support and you will put yourself in the best position to receive top dollar and possibly even multiple offers. Make the mistake of putting too much padding in your list price will cost you thousands of dollars.

Best of luck to you.

You have received some good answers. But you don't say what kind of property you are selling. Everyone wants to make a profit, but true enough about investors. They buy low so when they sell they can make a profit. That is what investing is all about. Is this a home or commercial property? What is your hurry about selling? What kind of profit are YOU looking for and why?

Ron, gave you a great answer. You really should find a Realtor to list with so that your interests are protected. An investor is looking out for their interests not yours. Realtors are experienced, know the market and will give you the best advice on your property. Good luck.
