Remember - BARGAINING is the key. Most sellers are in utter denial about how much of a buyer's market this is (just take a look at how many homes actually sold this year in Hoboken and you'll see what I mean.) and their agents are only feeding this blindness Look at homes that are (slightly) above 350 and if you see something that fits the bill, make an offer.
My wife and I closed this August on a recently renovated 2 bed, 2 full bath, 872 sq. ft condo on 14th street, right next to washington. I actually do take the ferry every day because of it's incredible convenience so I'm currently living the situation you're looking for.
But the seller for this place was originally asking $385K. Then after 90 days reality set in a bit and he lowered it to $359K - that's when we spotted it. Much back and forth and lowballing (against the advise of my realtor) and finally - given that the seller knew we were indeed serious prospective buyers - we settled on $300K. At this price I'm very pleased with this place and the area - I would not, however, feel the same way if I'd paid the first asking price of $385 or even the reduced price of $359K.
These sellers, and their agents, need a wake-up call. Don't be afraid to give it to them. You have nothing to lose and everything to gain.
My two cents.
There are two ferries in Hoboken. One downtown near the PATH Station on Hudson Place and one uptown on 14th St. Since Hoboken is a mile square, it is rather easy to walk to the ferries from most areas of Hoboken, If you want to be extremely close, you may want to look on the following streets: Washington, Hudson, Bloomfield, Garden, Park, Willow & Clinton.
The majority of the condos for sale in Hoboken under $350,000 happen to be west of Clinton St. The closer you get to the water, the higher the price/sq.ft. will be.
My suggestion will be to walk around Hoboken and get a feel for the streets and see where you can picture yourself living.

Hello Lellman how are you? I would say for your search, you should look at condo's in the vicinity of Observer Highway thru 4 or 5th streets and from River to Adams.. however it depends on how far you are willing to walk to get to the Ferry. You can also look at northern Hoboken, I would suggest looking from 8th street to 15th and as west as Garden or Park, to keep your commute short, the streets on the North side of town can be a little longer going cross town depending on where you are.
Also, if you're open to it, I wouldn't leave out Jersey City.
