Part of the challenge in purchasing a condo or townhouse right now is the difficulty you may face in obtaining financing. If you are paying cash or have at least 20% to put down, you'll probably be fine. However, if you are going FHA, it will be more of a challenge as there are only a few complexes that meet the stringent requirements. I have been working with a buyer who faced this challenge, and I was able to find him a unit he loves in a very nice community that is on the approved list. If you are putting less than 20% down, it is important to work with someone who is can help you focus on the approved complexes.
