Well Patty summed it up well. I own 4 rentals currently. The condo market here is limited in scope and quality. Lately apartments have experienced a real surge in rents. Their cash flows pictures make them desirable. SFH rents are flat to down, due to the glut on the market. Be sure you buy right.

Denton and Denton county is my market area. The Denton market is full of investor owned real estate. Many parents chose to invest here and then once their children are finished with schooling they come back to me to list and resale the property. Single family homes seem to be more popular. Students will take on roommates at between $300 to $500 per month which off sets most of the mortgage. These properties are a win-win deal! How did you narrow it down to Denton?
Are you probably know, Denton is a college town. Tenant turnover is high. Apartments are dirt cheap. I think you need to consider other areas.
