How much does installing a custom wood and iron front gate increase home values?

It is all conditional. I think that Scott gave a really good answer. Some buyers may really appreciate it and may be more willing to buy your home rather than somebody else's home. It all depends on the buyer, however, a custom fence will increase the curb appeal.

As an appraiser once told me...a roof is a roof is a roof! By adding a custom front door or iron gate, it may dress up the property AND buyers may even appreciate it, although I would not do it in hopes that you make you $$ back on a sale.

E smart improvements alway tend to be kitchens and bathrooms.

If you have a custom home with multiple 'custom' features the appraiser may not look at comparable sales alone and add some cost effective variables.

Always be aware of over improving your home compared to your neighborhood!

Honestly, it depends on your location. Are you living in an area where your closest neighbors already have a similar look or gate? If not, then you might be putting money in the wrong place. It's well known that money well spent in remodeling/updating kitchens and bathrooms is more beneficial to the homeowner/seller in the long run. Most buyers are looking for the main features of the home addressed first..I.e., kitchens, baths, flooring, appliances, electrical, plumbing, heating and landscaping. If you've already updated all of these areas and really want to enhance your property with a beautiful privacy gate (and have the extra cash) then by all means feel free and enjoy!

So, if all the neighbors have a perimeter gate, then it's a great idea to increase value. If no one else has a custom wood and iron fron gate, it is probably more of a personal preference than a resale value perk. Are you thinking in terms of a feeling of safety & security? That is where the home improvement will return on investment while you are living there!
