I would be very careful when moving to the Fresno/Clovis area. The old saying "you get what you pay for" . . . Quail Lakes is in the Sanger School District which is in ruins. The price of homes is very dependent on the quality of schools in the Fresno/Clovis area. There is a street in north Clovis called Kittyhawk where about half way down the street the school line changes from the Clovis Schools to the Sanger schools. All the homes are of the same size and vintage and are on large lots. When leaving the "Clovis" side to the "Sanger" side one gets the feeling of leaving a neighborhood of fine, well kept California Ranchettes and stepping into a neighborhood of very rundown rental homes with dead cars, boats and furniture spilling out the overfilled garages. It occours virtually on the exact district line!

Hello. Quail Lake has 2 types of HOA fees. For homes not on the water the dues are $147 per month. Waterfront homes pay an HOA fee depending on the amount of waterfront so each home is different. It's not uncommon to see HOA fees $250+ per month for waterfront homes.

Quail Lake HOA fees are going up in January. The exact amount is yet to be determined but it won't be significant.

Quail Lakes is a very nice & peaceful community. The HOA dues range from $147/month & up depending on location: water front or not. The Quail Lake charter school has good academic standings too.
