My colleague Patrick is correct in that the information is private to the general public, but is accessible through a Realtor. However, knowing what the sales comp's are, Michele, - is MUCH more than knowing what the houses around you sold for. There is the condition, location in the beighborhood, often times the builder, desirability and # of your plans in the neighborhood, the amount of homes for sale can affect the price, demand, etc...there are many factors which a TRUE comparable market analysis is based upon.
If your interested in buying a house and want to know what to offer for a home in Star Creek, or want to list a house there, I save and help my clients build more wealth than they ever pay me! For example, one client who sold their $425k house in 7 days for full price with 90 other homes on the market, and we priced at market value. Another client who we helped buy a $630k house for $550k. Another client who purchased a home for $790k priced at $880k. Another client who sold a home for $400k, turned around and bought one listed at $295 for $225k. ETC.....

Texas is a non-disclosure state which means that sale prices are not disclosed as public information. Sales information is recorded in the MLS and is accessible by agents and appraisers. Per MLS rules, we are only allowed to release sales information to clients. If you would like information about the value of your property, you just need to establish a relationship with a REALTOR. Any agent will be happy to provide you with comparable sales in your area as part of a market analysis. There is no cost or obligation to list your property in order to create a market analysis.

Since sales information cannot be disclosed in a public forum like Trulia, the sold information that you sometimes see here is usually based on the loan amount that is public record. However, most 100% loans are a thing of the past so any recorded loan amount is not an accurate indication of the sales price.

General sales data also may not give you a true indication of the value of your property. Every home is different. Location, upgrades and the condition of you property must be evaluated to determine the similarities or differences between your house and the sold listings. Talk to a REALTOR and get professional advice about the market in your area.
